Process

Creating a building can be a complex process with many obstacles to navigate. Fortunately, we are experienced in this process and can manage your development from start to finish.

There is no one-size-fits-all solution. Each client has unique requirements and every property presents different opportunities. We work with a variety of clients, ranging from experienced property developers, to first-timers looking to build their family home. Your circumstances will dictate the level of input needed from our end. As such, our role in the design, approval and construction process is specifically tailored to each individual project.

1. SITE ANALYSIS

The first stage begins with an assessment of the site to consider the location, aspect, surrounding buildings & landscape. We then research the relevant planning and zoning controls to form an understanding of the development potential of the property.

2. SKETCH DESIGN

Once we have an understanding of the site & your requirements, we jump into creating a design brief for the project that will guide us moving forward. During this phase especially, we believe the best results are achieved through collaboration between the designer and the client.

Our design process is focused on exploring different options so that we can achieve the best outcome to satisfy your requirements. All our projects are designed in both 2D and 3D, giving us the ability to explore colours, materials and finishes to allow easy visualisation of the proposed building.

3. DOCUMENTATION FOR APPROVAL

Once the design is developed, it needs to be documented and submitted for Council approval. The 2 most common methods to attain Council approval are:

  1. Development Application (DA) with the local council or;
  2. Complying Development Certificate (CDC) through a private certifier.

Assessing the property zoning and scale of your project will allow us to determine the most appropriate method for Council approval. Either way, the application for approval will require a series of drawings, documents and reports prepared to a standard prescribed by the Local Planning Authority. To ensure your project runs smoothly, we have a team of experienced consultants that we work with on a regular basis.

4. DOCUMENTATION FOR CONSTRUCTION

After council approval, there are still a significant number of decisions to be made about the specifications, finishes and materials. Generally, we prepare construction drawings and documentation that provides the necessary detail for construction.

If approval was granted through a DA, an application for a Construction Certificate (CC) will need to be submitted through a private certifier before construction can begin. We can manage this process for you. The extent of further input from us at this stage will depend on how involved you wish to be in the process, and how much detail is required by the builder.

    5. PROJECT DELIVERY

    To ensure the design is constructed successfully to meet your expectations, we prefer to work with you and the builder until completion of the project. This usually involves attending site and working with the builder to resolve details and potentially administering t he building contract. We have great relationships with a number of builders in Sydney & the NSW South Coast that we would be more than happy to recommend.
